“If It Bleeds, It Leads” – Even In Greenwood, IN!

Have ya ever noticed that it’s always the bad news that seems to get all the press?

Our favorite shows are only interrupted with “Breaking News” that would alarm or scare the viewers…”A gunman is loose”…”An apartment building is on fire”…”A child has been kidnapped”…

Yes, these are all important stories, but isn’t good news ever considered to be just as important?

My point is that right now, all of the media networks seem to be having a hey day reporting the bad, bad real estate market.  “Foreclosures are on the rise”…”Families are losing their homes”…”Mortgage companies are going under”…

True, true and true.

But what about the buyers out there that are being able to move up to a new standard of living, simply because today’s home values, combined with outstanding interest rates are allowing them to do so?

What about the people that never before would have considered keeping their existing home as a rental property, but that are now increasing their net worth and allowing someone else to make one of their house payments for them?

These aren’t the stories that seem to be making the headlines.

And of course, how can we forget the current incentives for first time homebuyers?  I wish someone would have given me an $8,000 credit when I bought my first home!  Do the newscasters ever break in to tell us another first time home buyer just got $8 grand direct deposited into their checking account?

I don’t think so!

What worries me the most about this is all of the people that cling to the nightly news to try and stay current with the local real estate market.

The local media is NOT current with the local real estate market.  They never are!

By the time the media is telling you the market is better, it will mean the market has been better for quite a while already.  Then people will frantically run out and try to buy something because the media has made them feel “safe” to do so, but by then it will be too late. 

The best deals will be gone because the savvy buyers were out grabbing them left and right while everyone else trembled on their couches…wondering if things would ever get better.

Remember what Warren Buffett said…”Be greedy when others are fearful and fearful when others are greedy!”

These 6 homes range in price from $265,000 to $680,000 and to look at the pictures, you would have no idea that any of them could possibly be facing foreclosure. We’re talking Inground Pools, Gourmet Kitchens, Finished Basements, Waterfront Properties, all the bells and whistles included.

79 Greenwood Foreclosures Or Possible Short Sales

Finally!  An easy way to find all of Greenwood’s Foreclosure, Bank Owned, HUD Owned, VA, Distressed Sale and Short Sale properties all in one easy to find spot.

As of the time of this writing, these 79 Foreclosures (or possible Short Sales) that are currently listed in Greenwood range in price from $680,000 all the way down to only $24,800….amazing!!!

This is an even better and easier way to search for these types of properties than on our Multiple Listing Service or through the Metropolitan Indianapolis Board of Realtors.  I’m not even sure that Realtor.com has a searching tool that’s this easy.

This Week’s Best Buys On Greenwood Real Estate!

Between last Friday and the time of this writing, there have been 33 new homes come on the market within the “Greenwood” and “Center Grove” areas. Out of these 33, I’ve found three that I think are “Best Buys”.

I found the first one yesterday and the address is 584 Oakwood Drive and it’s priced for $99,900. This property is located in The Oaks neighborhood, has 1,472 square feet, 3 Bedrooms, 2 Full Bathrooms, a Fireplace and separate Living Room and Family Room.  In a neighborhood of higher selling homes, this one is assessed at $132,500 and seems like a really great deal.    

 The next one is pictured below at 1348 W. Smith Valley Road. I’ve driven by this home thousands of times and always thought it had nice curb appeal and couldn’t believe it last night when I drove by and saw a For Sale sign in the yard. What was even more surprising was the price I found on it this morning…$86,500!!! Oh my gosh!!! Certainly this can’t last long at this price. Although it looks like the previous owner paid too much for it in 2005 when they bought it for $141,500. But heck, even the county has it assessed at $113,100 so at $86,500 it’s definitely a great deal any way you look at it.

The third and final pick of the week is 1234 Sherman Drive. Priced at an unbelievable $39,900 I think this price is absolutely amazing!!!

We don’t have any record of what it was previously purchased for. But I can tell you that Johnson County has it’s assessed value as $107,500. Now there is a disclaimer that there is evidence of possible mold. But still, at this price the mold can be taken care of and this home could easily be rented for positive cash flow or flipped for a profit.
